Privacy notice
Effective from Version 4
Who is responsible
REMINGTON REALTY DOO, PIB 03586278, Donja Gorica bb, zgrada Dekoriva, Podgorica, Montenegro, operates this website and is responsible for the personal information used to handle enquiries. For privacy questions and requests, email sales@christiesrealestatemontenegro.com or write to this address.
Information you provide
When you send an enquiry, request property details, arrange a viewing or ask for a valuation, we collect the information you enter: your name, email address or telephone number, message and property or service reference. A valuation request can also include the property's location, type, size, number of bedrooms and sale plans. Fields marked as required are needed to process that particular request. Supplying information is voluntary; without the required contact details we cannot respond through the form. Please do not include passports, financial account details or other sensitive information in an enquiry.
We also record the time of the request, its reference number, the language and the privacy and marketing choices you make. An enquiry also includes the page from which it was sent and the button you used. Even without analytics permission, it includes the general source of your current visit: the type of channel (for example search, social media, advertising or a direct visit), the website you came from (its domain only, not the specific page), the campaign labels in the link you followed (utm_source, utm_medium and utm_campaign) and the first page of the visit. This helps the office understand what you are asking about and which channels bring enquiries. The general source does not include advertising click identifiers or information about earlier visits. If you have allowed Analytics, the enquiry can also include the first and most recent sources of your visits, the number of visits, the date of your first visit and the reference codes of up to 20 properties you viewed.
How we use information
We use enquiry information to answer you and carry out the property service you request. Where the request concerns entering into a contract, the purpose is to take the steps you have requested before that contract. Other voluntary enquiries are handled with the permission you give when sending the form. Optional marketing permission is separate: asking about a property does not by itself subscribe you to marketing. You can withdraw that permission by contacting us.
Limited technical information is also used to deliver pages, prevent spam and repeated fraudulent submissions, keep the service reliable and investigate faults. Without cookies, we also measure how the website is used: which pages and properties are viewed, which searches and contact buttons are used and which general channels bring visits and enquiries; a visitor without analytics permission is counted at most once a day. These uses support our legitimate interests in operating a secure website and understanding which pages and channels work; we do not use this information to identify you. Analytics that link your visits over time, and advertising measurement, are used only with the permission you give in Cookie settings, and you can withdraw it there at any time. Where applicable, we keep or disclose information to comply with a legal obligation or establish, exercise or defend legal claims. We do not use website enquiries for automated decisions that produce legal or similarly significant effects.
Who can receive information and where it is processed
Enquiries are delivered to the office's Kvadra customer management system. Authorised agency staff and technical service providers may access information as needed to handle the request or operate the service. Hosting for this website and its customer management system is provided on Hetzner infrastructure in Germany. The controller is based in Montenegro. We do not publish your enquiry on the website.
Using a phone, email or WhatsApp link opens the service you choose. That provider processes communications under its own terms and privacy notice and may process information in other countries. The website does not load a WhatsApp chat widget merely because you visit a page. Contact us for information about the recipients and any international-transfer arrangements relevant to your enquiry.
3D tours. Some property pages offer a 3D tour by Matterport, Inc. The tour loads from Matterport only when you choose to open it; until then the page sends nothing to Matterport. Once you open a tour, Matterport receives your IP address and browser details and its privacy policy applies: https://matterport.com/legal/privacy-policy.
If you allow Analytics or Marketing in Cookie settings and the tags described in the cookie section are enabled, those tags send information about your visit to Google or Meta: for example the pages viewed, your browser and device, an approximate location derived from your network address and their cookie identifiers. These providers may process the information in the United States and other countries and use it under their own terms and privacy notices, including to measure and improve advertising. Without that permission these tags are not loaded.
Conversations with the office on WhatsApp and by email
When you write to the agency's WhatsApp number or email address, or the office writes to you there, the conversation is kept in the office's Kvadra customer management system so that authorised staff can answer you and see the history of your request. This includes your phone number or email address, the name shown in your WhatsApp profile or email, the text of the messages, when they were sent, their delivery and read status, and the type, name and caption of any attachment. Messages that staff send from the agency's WhatsApp Business app on the office phone are added to the same conversation. When the office connects its WhatsApp number or mailbox to Kvadra, earlier conversations held in that app or mailbox are copied in, as far as the provider makes them available, so that each request has one history.
WhatsApp messages are carried by Meta through the WhatsApp Business Platform, and email by Google Workspace. These providers process messages under their own terms and privacy notices and may do so in the United States and other countries. WhatsApp attachments stay with Meta and are opened from there when staff view them; the office system keeps only their description. The office starts a new WhatsApp conversation only with a message template approved by WhatsApp, and sends marketing messages on WhatsApp only to people who have agreed to receive them. Conversations are kept for the periods described under How long information is kept.
Cookies, saved properties and technical information
The website uses necessary storage for security and the operation of forms. A session identifier can help associate a submission with the current browsing session. Your cookie choice is stored in the kv_consent cookie for up to six months when optional categories are rejected, or up to twelve months when an optional category is allowed. Agency staff who open the site from the office system receive a separate cookie for up to 90 days so that their visits are not counted as visitors' visits. You can reopen Cookie settings in the footer to change your choice.
Saved properties and display preferences, such as language and map settings, are stored in your browser so that the site can show them on later visits. You can remove saved properties or clear your browser's site data. The site may use limited request and device information, including network identifiers, to prevent abuse and diagnose errors. It does not ask you to create an account to browse the catalogue or send an ordinary enquiry.
Measurement without cookies
Without any optional permission, the website records page views and actions such as searches and clicks on contact links on its own server, without placing cookies or similar storage on your device for this purpose. To count visitors, the server combines your network (IP) address and browser description into an anonymous daily key, using a secret value that changes every day and is deleted after 48 hours. The IP address and browser description themselves are not stored, and once the daily value is deleted the key can no longer be linked to an address. A visitor without analytics permission is therefore counted at most once a day, and visits on different days are not linked. The general source of each visit, described under Information you provide, is recorded in the same way; for an advertising click only the kind of click identifier is noted, not the identifier itself.
Analytics permission
If you allow Analytics, the website sets a visitor number in the kv_vid cookie. Only the website's server can read it (HttpOnly). It lasts up to 395 days (about thirteen months) from when it is first set and lets us recognise your later visits and the properties you viewed, so the office can see how visits led to an enquiry. The kv_att cookie keeps the source of your first visit (the referring website, campaign labels and first page) for as long as your cookie choice is kept. Analytics permission also allows Google Tag Manager and Google Analytics 4 once they are enabled. If you withdraw Analytics permission, the website deletes these cookies; visits already recorded are kept for the periods set out below.
Marketing permission
If you allow Marketing, the advertising click identifier from the link that brought you, such as Google's gclid or Meta's fbclid, is sent with your enquiry so the office can see which advertisement led to it; if you have also allowed Analytics, it is kept in the kv_att cookie until then. Marketing permission also allows Google Tag Manager, Google Ads and the Meta Pixel once they are enabled.
Google and Meta tags
- Google Tag Manager loads only after you allow Analytics or Marketing and runs only the Google tags your choice permits.
- Google Analytics 4 runs only with Analytics permission. It uses Google cookies such as _ga to measure repeat visits.
- Google Ads tags run only with Marketing permission. They use Google cookies such as _gcl_au to measure which advertisements lead to enquiries and may be used to show our advertisements to people who have visited the website.
- The Meta Pixel runs only with Marketing permission. It uses Meta cookies such as _fbp for the same purposes on Facebook and Instagram. It is not loaded on pages opened from a personal link, for example to confirm a search alert or to view a personal selection of properties.
These tags will be switched on when the agency starts advertising; until then they are not loaded, even with your permission. Google Analytics cookies are kept for up to thirteen months, as configured for this website; Google Ads and Meta cookies usually last up to 90 days, as set by those providers. Video and map services of other providers and third-party chat widgets are not embedded on this website at the effective date above. We will update the notice and request any required permission before enabling a new use that needs it.
How long information is kept
The period for an enquiry depends on whether it is still being answered, whether it leads to an ongoing property service, and whether a legal obligation or a dispute requires the record to be kept. Once none of those purposes applies, the information should be deleted or anonymised. Contact us to ask about the period applicable to your record or to request deletion; deleting browser cookies does not delete an enquiry already sent to the office.
The site's routine retention process removes website event and performance records, including the anonymous daily keys stored with them, after thirteen months, and visitor records without a linked enquiry after thirteen months of inactivity. The daily secret value used to create the anonymous key is deleted after 48 hours. The kv_vid cookie expires 395 days after it is first set; the periods for the other cookies are set out above. Google and Meta keep the information their tags receive under their own retention policies. These technical periods do not set the retention period for a customer record in the office's system.
Your choices and privacy requests
You can ask us for access to your personal information, correction of inaccurate information, or deletion. Depending on the circumstances and applicable law, you can also request restriction or portability, object to processing, or withdraw consent. Withdrawal does not affect processing that was lawful before withdrawal. A request may be subject to identity checks and legal exceptions; we will explain any relevant restriction when responding.
Send requests to sales@christiesrealestatemontenegro.com with enough information to identify the enquiry. Do not send identity documents unless we explain why a proportionate identity check is needed. You can complain to Montenegro's Agency for Personal Data Protection and Free Access to Information (AZLP), www.azlp.me. Where the EU General Data Protection Regulation applies, you can also complain to the competent supervisory authority in the EU. To have a WhatsApp or email conversation with the office deleted from its system, send a request to the same address. Deleting a chat in your own WhatsApp app does not delete the office's copy.
Changes to this notice
The effective date identifies the current notice. Earlier published versions remain available through the website's legal-page history so the information shown when an enquiry was made can be checked. We will publish changes here and request a fresh choice where a change requires it. Version 4 adds how 3D tours of properties work. It does not change cookies or measurement, so cookie choices made earlier remain valid.
